Te Mania offers house and land packages in Te Puke. It is a subdivision which includes 380 residential sections and a proposed commercial precinct. Te Mania is a master planned development designed by award winning company, Isthmus – bringing the land, people and culture together and incorporating residential as well as commercial amenities. Landscaping, walkways and green spaces are an integral part of the plan. A proposed commercial hub to house community facilities such as a day care centre, café and convenience store is in the planning phase.
Areas that are safe, are open for public access. There is also a showhome that provides an example of the interior finishes you can expect at Te Mania.
Yes, the Te Mania Showhome is located at 2 Marata Lane in Te Mania (will be open from the 2nd of July 2023). The open hours for the Showhome are Tuesday – Thursday 11am-3pm, Sunday 12-3pm or contact William on 021 749 712 to make an appointment.
Titles for homes under construction have been issued. Titles for future releases will be later in 2023 through to 2024.

Due to the master planned nature of Te Mania, sections are sold as part of home and land packages. They are not available to purchase without a build contract in place.
A 10% deposit is required to secure your home and land package. Further payments are due when the title is issued (the section is settled) and when construction on your new home begins (the build is paid for by progress payments throughout the build, with final payment due at CCC).
Yes – Te Puke turnkey packages are available subject to availability. Additional lending fees and criteria apply.
Te Puke has several pre-schools, two Primary Schools, an Intermediate and a High School. Transport is available to other local schools outside Te Puke such as ACG in Tauranga, and Papamoa College.
Traffic dependent, it takes around 10 minutes to drive to Papamoa, 20-25 minutes to Mount Maunganui, and 25 minutes to Tauranga CBD.
All homes come with a Master Builders 10 Year Guarantee, supplier warranties, and a 12-month maintenance period.
